The Cove at Spruce Hills
The Cove at Spruce Hills is a 30-unit townhome, for-sale, project in Cedar Falls. Brian and his team took the lead on this project and included oversight off every aspect of the project, start to finish. This project started as a purchase of bare land which Brian brokered the sale of. Our team went through the planning and zoning and city council process to obtain approval prior to the start of construction. The construction process included the horizontal development of streets and concluded with the vertical construction of all 30 units. The entire project began in the Fall of 2022 and was completed in the Summer of 2024. There are still some remaining units for sale starting in the $270,000's
The Wyth Flats
The Wyth Flats project is a renovation of a historic, 4 unit row home in downtown Cedar Falls. One of Cedar Falls' most prominent and influential families built and lived in this building starting in 1902. These row houses were gutted to the studs and built back to restore the historic nature of the property. A row of garages were built off the alley and between the garages and dwelling, each unit has a private courtyard to enjoy. The location of the project is only 2 blocks from Cedar Falls' historic downtown district.
Storage Fix
Storage Fix is an independent self-storage project that was completed in 2021 in Waverly, IA. An old gas station sitting on 10 acres sat vacant for years. Brian and his team had vision to create a self storage product in high demand. The old gas station building was gutted and transformed into 28 climate controlled storage units. The excess land was fenced in and 112 non-climate controlled units were constructed. This project was completed and filled to 90% occupancy in less than 18 months. Brian and his team handled the financing, acquisition, construction, marketing, management and eventual sale of the project.
Park Ridge Estates
Park Ridge Estates is an 18 Acre horizontal land development project on the North side of Cedar Falls. The bare land was acquired in 2018 and a 650 foot extension of Lakeshore Dr was constructed. 7 lots were developed with lot sizes ranging from 1.5 acres to 6 acres in size. Brian and his team handled the acquisition, development, marketing and sales of each lot for this project.
